Garage and Accessory Buildings

No permits are required for accessory buildings smaller than 100 square feet (9.29 square meters).
In all single family districts the maximum site coverage is 40% (accessory buildings may make up 12% of the 40%).

(excerpt from the Land Use By-Law #2000/95)

  1. Where a structure is attached to the principle building on a site by a roof, an open or enclosed structure, a floor or a foundation, it is to be considered a part of the principle building and not as an accessory building.
  2. In residential districts:
    1. Height
      An accessory building shall not exceed one storey in height. Height of walls shall not exceed 3.0 m. Height may be greater to match principle building on approval of the Development Officer.
    2. Site Coverage
      The total combined floor area of accessory buildings shall not exceed the values given in each district.
    3. Siting of Buildings
      Unless otherwise provided in this By-Law, detached garages and accessory buildings shall be located:-
      1. a minimum of 2.0 m from the dwelling;
      2. no closer than 1 m from the rear property line, excepting where the vehicle doors of the detached garage face a lane abutting the site in which case the garage shall be no closer than 6.0 m from the lane;
      3. no closer than 1 m from the side property line (excepting where a legal agreement exists between the owners of the adjoining properties to build their garages centered on the property line in which case a fire wall will be constructed to the standards of the Alberta Building Code);
      4. no closer than 1 m from the side property line and 1 m from the rear property line in the case of an angular or curved approach from a lane;
      5. no roof overhang shall be within 300 mm from the side and rear property line;
      6. all accessory buildings must have an exterior finish to match the principle building.
      7. A side or rear yard may be reduced by the Development Officer where an accessory building is located adjacent to a utility lot, municipal reserve lot or a park district.
      8. No accessory building/development shall be located in a front yard.
    4. Accessory Development (excluding garages/carports)
      The Development Officer may exercise discretionary power with respect to type, placement, appearance, and number of accessory developments within the boundaries of a residential, commercial, park, or industrial lot.

Garage Sale Signs

The City of Camrose Public Property By-Law authorizes the placement of temporary garage sale signs that:

  • consist of directional sign only (sign can indicate Garage Sale and a directional arrow, but should not have address or other information),
  • are within a two(2) block radius of the garage sale.

All residents having garage sales are encouraged to post notices at the Community Sign Board situated on the east side of the Community Centre. Any signs in contravention of the bylaw may be removed and disposed of without notice.

Gas Permits

A permit is required to install, alter, or make an addition to any gas installation except for the replacement of a residential gas range, dryer, or hot water tank, if there is no change made to the gas piping or venting system. A homeowner may obtain a permit to personally carry out work within a residential premises that is owned and occupied by that person.

All gas fireplaces require a gas permit prior to installation and an inspection prior to covering of the gas line, appliance and venting system.
